Low Nest Barn sleeps 4 people in two en-suite bedrooms including a double room and a double/twin bedded room (with a zip and link bed).
Saturday is the changeover day for full week bookings.
Short breaks (min 4 nights) are available from October to March.
We can accept two well behaved dogs at no extra charge.
The rental includes central heating, electricity, bed linen, towels, WiFi and freeview TV.
There is a private garden, BBQ, outdoor patio furniture and parking for two cars.

Price
The price paid includes bed linen, towels, electricity and heating.
Deposit and Balance
A non refundable deposit of £25 is required at the time of booking when booked more than 8 weeks from arrival date. The remaining balance is due 8 weeks prior to arrival date. Payment can be made by bank transfer or cheque and must be in pounds sterling. Failure to pay the outstanding balance amounts to cancellation and we are entitled to re-let your accommodation.

Bookings
We do not accept bookings from anyone under the age of 18 unless accompanied by adults.
Confirmation of booking
Following an agreement made by email or telephone, we will confirm your booking by email. Until a deposit is received the booking is deemed to be provisional and can only be held for a maximum of 7 days.
Cancellation by you
If a cancellation is made before 8 weeks from arrival you will lose your deposit but will not be charged for the remaining balance of your booking.
If you cancel 8 weeks or less before arrival date, fail to check in (no show) or decide to leave before your departure date we reserve the right to retain the full balance of the booking.
It is recommended you take out travel insurance which provides for cancellation cover.

Cancellation by us
In the unlikely event we have to cancel your booking we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. In any circumstances where you are entitled to compensation, the limit of our liability to you arising from our breach of contract will be up to a maximum of the cost of your booking.
Arrival & Departure
Your accommodation will be available to you from 4.00 p.m. and you are required to vacate by 10.00 a.m. on departure day. The accommodation must be left in a clean and tidy condition and we reserve the right to charge you if in our opinion the accommodation requires additional cleaning than would normally be expected.
Damage, Breakage and Loss
We understand that accidents do happen but we expect that you will take care whilst staying at Low Nest Barn. Please advise us of any damage or other issues immediately so that we can put them right.
Maximum Occupancy
The maximum occupancy of 4 persons must not be exceeded - we reserve the right to ask you to leave immediately if we find this is the case.
Smoking/Drugs
We run a strict no smoking policy in Low Nest Barn and if we find guests have been smoking in the accommodation then we reserve the right to ask you to leave immediately and to charge extra if we are unable to re-let until the property is fully aired. You will be notified in writing as soon as possible if evidence of smoking is discovered after you depart.
Pets
Up to two well behaved dogs are welcome at Low Nest Barn, however they are not allowed upstairs, on beds or furniture. You must not leave pets unattended at any time. We respectfully ask that you take responsibility for your pet’s behaviour and recompense us for any damage caused.
ADDITIONAL INFORMATION
The washer and dryer are shared with the owner in a separate utility room. Wifi is available, however this facility cannot be guaranteed to be available at all times due to the unpredictability of Service Providers. The double bed in the 2nd bedroom is zip & link and can be made up as singles if requested at the time of booking.
IMPORTANT INFORMATION
There are 6 steps down to the property, care should be taken. No children under 12 are allowed, due to low windows in the master bedroom. The water supply is from a spring, which is treated. The access road to the property is down a steep slope with a right hand bend half way down. A 4x4 car is recommended during the winter months. Motorcycles may find the access difficult – please ask if you are unsure.
